If you've ever seen this game running on the 360, you'll understand the need for the 3GB.
This game runs a lot like GTA, where the game world 'streams' off of the disc as you run through it.
That, coupled with the ridiculous graphics, demands a lot of ative system RAM to run it smoothly.

Its either that, or having to recomplie the game code from the ground up to 'optimise' it for PC RAM architecture.

its a COMPLETELY new game engine built from the ground up. There will be huge issues....a la Crysis. UT3 is out for a while, and is very stable...thats why they waited a while to release UT3, to make sure (and marketing reasons).

Today, Ubisoft confirmed that the PC version of its Montreal studio's parkour-inspired opus will take to the streets in March in North America and Europe. Titled Assassin's Creed: Director's Cut Edition, the PC version of the game will offer a few more opportunities for mayhem to make up for trailing its console counterparts. Though the publisher was mum on specific details, Ubisoft did say that the game will feature four additional missions exclusive to the PC version.

Runs on max resolution and max graphics rather smoothly. Will put on fraps to see that kind of fps i'm getting.

For a console port, this game plays surprisingly smooth, even on max settings. In excess of what appears to be 80fps as reported by fraps. All the fears about this being a resource hog is unfounded. Also no need for 3gb ram. 2 does just fine and it only takes up ~6.5 gigs installed.
